VERVE College Station: What a 1,193-Bed Tower Means for Connectivity
Project announced January 2026
What's happening
In January 2026, Subtext announced it had broken ground on VERVE College Station with Larson Capital Management. The 21-story building at 311 Stasney Street is steps from the Texas A&M campus. It will deliver 1,193 beds across 392 units, from studios to five-bedroom layouts, plus 930 parking spaces. Each unit includes a wall-mounted smart TV, and the building has study areas, a fitness center and a game lounge. Hoar Construction is the general contractor, with Power Design Inc. and Kilgore Multifamily as MEP design-build partners. Completion is expected in summer 2028.

What this means for connectivity
Every student brings several devices, and they all come online at the start of the semester. At this density, Wi-Fi has to be designed per bed, not per square foot, with enough capacity coming into the building and redundancy behind it.
- Capacity planned per bed. Count devices per resident, not per unit, and size access points and incoming capacity for move-in day and exam weeks.
- Two ways in. Diverse fiber circuits, plus a Starlink failover path, so a single outage doesn't take down a building full of students.
- A riser and IDF plan for 21 floors. Closets on each floor or every other floor, with cooling, power and spare pathways.
- Streaming and smart TVs on their own segment. Unit TVs, gaming and IoT devices shouldn't compete with study traffic.
- Garage, amenity and security coverage. Parking levels, the pool deck, access control and cameras all need planned connections.
Install considerations & timeline
| Stage | What to settle |
|---|---|
| Site work / foundations | Order primary fiber. Lock in building entrances and conduit routes. |
| Structure / MEP rough-in | Walk pathways and equipment rooms. Pick roof and mount locations. Confirm backup power for network rooms. |
| Pre-turnover | Certify cabling. Set up Wi-Fi, firewall, failover and E911. Run a live cutover test. |
| Turnover / occupancy | Hand over as-builts and labeling. Set up monitoring for both links. |

Frequently asked questions
What is VERVE College Station?
It's a 21-story student housing community by Subtext at 311 Stasney Street near Texas A&M, with 1,193 beds in 392 units. Completion is expected in summer 2028.
Why is student housing Wi-Fi harder than regular apartments?
Device density is much higher, and everyone comes online at once at move-in and during exams. Designs size access points and incoming capacity per bed, use multiple carriers or a failover path, and include monitoring to catch problems early.
When should connectivity be planned on a new building?
Early, during site work or foundations, because fiber circuits have the longest lead times. Pathways and equipment rooms are easiest to settle by MEP rough-in, and failover should be tested before turnover.
Can Starlink be used as a business internet backup?
Yes. A Starlink terminal connected to a firewall with automatic failover takes over when the primary fiber drops. Because it doesn't share buried infrastructure, it protects against cuts and local carrier outages.
