Lucille in Uptown Dallas: What a 22-Story Tower Means for Connectivity

    Project announced July 2026

    What's happening

CandysDirt reported in July 2026 that Endeavor Real Estate Group and equity partner Canyon Partners Real Estate had closed construction financing for Lucille, with construction expected to begin that summer. The tower will have about 320,000 square feet, 265 units, 10,000 square feet of ground-floor retail, four below-grade parking levels, and a rooftop deck with a pool and an observation deck. Amenities include coworking space, conference rooms and package lockers, and units include smart thermostats. Rogers-O'Brien Construction is the general contractor, HKS the architect, and Blum Consulting Engineers the MEP engineer. First residents are targeted for late 2028.

    What this means for connectivity

High-rises live or die by the riser plan. Twenty-two floors of IDFs, a below-grade garage where cell signals drop, retail that wants its own circuits, and a rooftop that's prime space for antennas and satellite terminals all have to be coordinated before the structure goes up.

    • A riser plan floor by floor. IDF closets with power and cooling, plus spare conduit for future carriers.
    • In-building cellular and public-safety radio. Glass, concrete and below-grade parking call for a coverage plan early in design.
    • Separate circuits for retail. Ground-floor tenants need pathways to the entrance room and their own service.
    • Rooftop coordination. Antennas, satellite terminals and amenity-deck Wi-Fi all compete for space on the roof.
    • A backup path. A Starlink failover link for building systems, the concierge desk, access control and amenity Wi-Fi.

    Install considerations & timeline

    StageWhat to settle
Site work / foundationsOrder primary fiber. Lock in building entrances and conduit routes.
Structure / MEP rough-inWalk pathways and equipment rooms. Pick roof and mount locations. Confirm backup power for network rooms.
Pre-turnoverCertify cabling. Set up Wi-Fi, firewall, failover and E911. Run a live cutover test.
Turnover / occupancyHand over as-builts and labeling. Set up monitoring for both links.

    Frequently asked questions

What is Lucille in Uptown Dallas?

Lucille is a planned 22-story, 265-unit apartment tower by Endeavor Real Estate Group at 2700 McKinney Ave. in Uptown Dallas, with ground-floor retail and below-grade parking. First residents are targeted for late 2028.

Do high-rise apartments need in-building cellular coverage?

Often, yes. Modern glass and concrete, plus below-grade parking, can weaken carrier signals. Plan a distributed antenna system or other in-building coverage, along with public-safety radio requirements, early in design.

When should connectivity be planned on a new building?

Early, during site work or foundations, because fiber circuits have the longest lead times. Pathways and equipment rooms are easiest to settle by MEP rough-in, and failover should be tested before turnover.

Can Starlink be used as a business internet backup?

Yes. A Starlink terminal connected to a firewall with automatic failover takes over when the primary fiber drops. Because it doesn't share buried infrastructure, it protects against cuts and local carrier outages.
