Lake Vista Technology Park in Lewisville: What It Means for Tenant Connectivity
Project announced December 2025
What's happening
Texas Contractor reported that Trammell Crow Company (TCC) and joint venture partner PGIM broke ground on Lake Vista Technology Park in Lewisville, Texas, near Dallas Fort Worth International Airport. The report describes a three-building, 316,333-square-foot industrial park on about 20 acres at the southwest corner of Interstate 35 West and State Highway 121, with buildings of 122,820, 126,693 and 66,820 square feet, all with 32-foot clear heights and available for lease. The park will replace two vacant office buildings and two parking garages, and delivery is expected by the fourth quarter of 2026. Comerica Bank is reported as providing construction financing. The report names Alliance Architects as architect and Peinado Construction as general contractor.

What this means for connectivity
Spec industrial buildings are delivered as a shell, and the network is usually left to each tenant. Tenants then discover how long a fiber build takes after they have signed a lease. With delivery expected near the end of 2026, the time to line up service is during construction and leasing, not at move-in.
- Order fiber when the lease is signed. Fiber builds into new industrial parks often take longer than tenant fit-out.
- Temporary service, then failover. A Starlink link can run the office and scanners until fiber lands, then stay in place as the failover path.
- High-bay Wi-Fi. Coverage for handhelds and forklifts at 32-foot clear heights needs a survey before racking goes in.
- Dock and yard cameras. Dock doors, yard and gate cameras need pathways and PoE planned with the electrical work.
- Voice and paging. VoIP, overhead paging and survivable lines for fire and security panels.
Install considerations & timeline
| Stage | What to settle |
|---|---|
| Lease signed | Order fiber, and line up temporary service if needed. |
| Tenant fit-out | Survey Wi-Fi, run cabling, set up dock cameras and paging. |
| Before go-live | Test failover and confirm scanners and the WMS run over both links. |
| Operations | Monitor both links and add coverage as racking changes. |

Frequently asked questions
What is Lake Vista Technology Park?
According to Texas Contractor, it is a three-building, 316,333-square-foot industrial park from Trammell Crow Company and PGIM on about 20 acres in Lewisville, Texas, near DFW Airport, with delivery expected by the fourth quarter of 2026.
How can a new warehouse tenant get online fast?
Order fiber as soon as the lease is signed. Until it's ready, a Starlink or fixed-wireless link can run the office and scanners, and it then becomes the failover path. Survey high-bay Wi-Fi coverage before racking goes in.
When should connectivity be planned on a new building?
Early, during site work or foundations, because fiber circuits have the longest lead times. Pathways and equipment rooms are easiest to settle by MEP rough-in, and failover should be tested before turnover.
Can Starlink be used as a business internet backup?
Yes. A Starlink terminal connected to a firewall with automatic failover takes over when the primary fiber drops. Because it doesn't share buried infrastructure, it protects against cuts and local carrier outages.
